
We successfully delivered a comprehensive CAT A+ refurbishment of the 2,669 sq ft self-contained office suite on the entire Second Floor of Gadd House, Arcadia Avenue, London. Our full design and build package encompassed all aspects of the upgrade, from initial Mechanical & Electrical (M&E) design to final installation, ensuring a cohesive and high-specification finish, all completed within a 12-week programme.

The objective was to transform the floorplate into a modern, contemporary, and high-spec foundation ready for immediate tenant occupation, with the flexibility for future personalisation.

Key Features and Design Specifications:
The design focused on creating a productive and appealing environment, incorporating modern architectural and technical features:
• Aesthetic Modernisation: The suite features a stylish exposed ceiling aesthetic, complemented by new Milliken loose lay flooring. This flooring is hardwearing and ideal for commercial spaces, offering exceptional durability and simplifying maintenance.
• Feature LED Lighting: Feature LED lighting was installed throughout the open-plan areas to create a modern, sleek look while ensuring optimal light levels and energy efficiency.
• High-End Partitioning: The layout includes three fully glazed offices and a dedicated zoom room, constructed using acoustic-rated glazing and modern fluted privacy glass, providing necessary privacy without sacrificing natural light.
• Contemporary Amenities: A fully equipped open-plan kitchen and breakout area was integrated into the design, serving as a central hub for staff collaboration and relaxation.
Advanced M&E and Indoor Air Quality (IAQ) Upgrade
A significant focus of the CAT A+ fit-out was the complete overhaul of the M&E systems to provide superior comfort and energy performance:
• Advanced Air Conditioning: We installed full M&E and Air Conditioning featuring the advanced Samsung 360 units. This system provides rapid, efficient, and even temperature control throughout the space.
• Enhanced Fresh Air: The AC units are supported by enhanced Fresh Air Handling Units (AHUs). This critical upgrade ensures superior Indoor Air Quality (IAQ), promoting a healthier, more productive working environment for future tenants.
• New Electrical Infrastructure: A complete new electrical installation was implemented throughout the entire floor, ensuring full compliance, future-proofing, and ample power for modern office technology.
