Bellsons London was appointed to renovate an aged office building situated in a central London. The primary objective of the renovation was to transform the office space into a more contemporary environment while enhancing operational efficiency. At the onset of the project, the building had an Energy Performance Certificate (EPC) rating of E, reflecting its suboptimal energy performance.
In context of the conservation considerations, our client was very pleased with the achievement of a ‘B’ EPC rating which will significantly reduce the running costs of the building.

A major logistical challenge was posed by the office’s location in a busy pedestrian street, just off of Oxford Street. This necessitated our team to deal with issues related to site access, high occupancy in adjacent buildings and stringent conservation area regulations.
Through meticulous sourcing of materials and a commitment to preserving the intricate lead work, our team effectively preserved the historical integrity of the building.
In addition, measures were taken to minimise noise disturbances during office hours and ensure compliance with essential health and safety standards, prioritising the well being of the building’s tenants.
After making significant improvements to the property with our comprehensive M&E and fit out services by our expert team, the current letting price for 10 St. Christophers Place is estimated to be the highest rate compared to other commercial lettings in area of St. Christopher’s Place.
